1. Without a buyer's agency agreement you are a customer (not a client) and although an agent
treats all parties fairly, they are required to use their knowledge and skills to protect the best
interests of the seller (client). **Note this is required by all agents
2. Fair treatment for all. Whether a customer or client it is the responsibility of the agent to be fair
and honest, disclose material adverse facts, confidentiality, provide accurate market information,
reasonable skill and care, accounting and objective presentation of offers.
3. The client is benefited additional duties of the realtor, such as loyalty, disclosure of all facts
material to the transaction and obedience in carrying out all duties stated in agency agreement.
